City Developments Ltd (CDL) through its wholly owned subsidiary Cityzens Development, and joint-venture partner Hong Realty acquired Amber Park for $906.7 million in 2017. Prior to en bloc, Amber Park is a 200 units freehold condominium in Katong. Amber Park sits on a 213,675 sq ft land with the plot ratio of 2.8. That gives allowable gross floor area of 598,290 sq ft. Price of Amber Park per sq ft (psf) per plot ratio is about $1,515.
The estimated breakeven price for is at about $2,200 psf. Amber Park selling price may range from around $2,600 psf to $2,700 psf.
CDL plans to redevelop Amber Park into a luxury condominium development comprising four 25-storey blocks with a basement carpark. Most apartments will have a north-south facing orientation with many units commanding sea views.
According to Mr Sherman Kwek, CDL CEO-designate, “This is one of our most significant investment deals in the Singapore residential market in recent years. CDL was the original developer for Amber Park in the 1980s and we are honoured to be able to redevelop the site into yet another iconic landmark.”

Amber Park condominium is located in the established and well sought-after Katong and East Coast area that is in the beginning stages of transformation and gentrification; there is the upcoming Thomson-East Coast Line, and rejuvenation of East Coast Park. Healthy demand for Amber Park is expected, given its excellent locational attributes and rare freehold status.
